Don’t Wait Until You Find the House to Get Ready to Buy One

This weekend was a good reminder that buying a house is never just about the house.

I was helping some buyers look around Northshore. They had been going back and forth a little — rent, buy, wait, look here, look there — all the normal things people work through when they are trying to make a big life decision.

Then the house showed up.

And that is usually how it happens.

You think you are “just looking,” and then you walk into a house and start picturing your life there. Where the couch would go. What the backyard would feel like. What it would be like to pull into that driveway and call it home.

I know that feeling because I have been there myself.

When I was buying, I fell hard for a house. I mean, I was already living there in my head. Big porch, big garden, the whole thing. Then someone came in over my offer, and just like that, it was gone.

That one stung. So when these buyers found a house they loved this weekend, I felt it with them.

We moved quickly. We had a local lender. We had the pre-approval. We talked through the offer, the numbers, the escalation clause, and how to put our best foot forward.

And still, someone came in way over.

That is the hard part of real estate. You can do a lot right and still not get the house. But here is what I told them: it was not wasted.

It was the crash course. Now they know what it feels like to compete. They know why the lender matters. They know what numbers they are comfortable with. They know what needs to be ready before the next house hits. And they know that when the right house comes along, they cannot be halfway in and halfway out.

A lot of people wait until they find the house to get serious. But by the time you find the house, the clock is already ticking.

That is why preparation matters. Know your budget. Know your monthly payment. Know what cash you have available. Get connected with a lender who answers the phone and can move quickly. Have a plan before your emotions are leading the conversation.

Because once you love the house, your emotions get loud. That is where a good team matters. A realtor, a local lender, and people who can help you make the best decision with real information.

So if buying a home is even on your radar, start the conversation early.

Not because you have to buy tomorrow. But because when the right house shows up, I want you ready.

And if you lose one along the way, I know it stings.

I have been there.

But sometimes the house you lose is the one that gets you ready for the house you are actually supposed to buy.
